How The Inspection Process Works for Suffolk County Residents

The Inspection Process for Suffolk County Residents

  • INITIAL TELEPHONE CALL: The first thing to do is contact Hank or Lee Jaworowski by telephone at Office (631) 360-7722 or Cell (551) 556-HOME (4663). During the phone conversation we will discuss the subject property, and the time frame within which you would like to have the inspection completed. We will agree on the services to be provided, a timeframe for the inspection and the inspection fee. We then e-mail you a "Pre-Inspection Agreement". You always have access to your inspection agreement by going to our website and clicking the "Inspection Agreement Link" and once this link appears just put in your e-mail address and the agreement will come up. The agreement explains in detail what services will be provided along with other terms and conditions of the inspection. You initial and electronically sign the agreement, print a copy for yourself, and send it back to us through e-mail.
  • A VERY THOROUGH INSPECTION: The goal of the inspection is to enable you to learn in detail what you're planning on buying. We will go through the yard, driveway, the entire exterior and interior of the home together, and we will each see all of the good points and bad points of the home. This will be a friendly, pleasant and a very interactive experience. As we proceed through the inspection, you will be able to ask any and as many questions as you want, and go over all of the details. The inspection usually takes from two and a half to 4 hours at the home (as long as is needed). This is an extremely thorough process and our goal is to enable you to know more about this home than anybody else.
  • OUR ALLEGIANCE IS TO YOU: Before during and after the inspection, you are our client - and we only work for you. We do not work for any of the real estate agents, the sellers or the attorneys. We are you're "go-to-person" during the entire process. Our duty and entire allegiance is to you as our client.
  • CLEAR, CONCISE, THOROUGH AND EASY TO UNDERSTAND REPORT: During the inspection, we will be taking many digital photos (usually between 50 and 100). These photos are included in your report, along with a comment for each photo explaining in a plain and easy to understand format: 1) what the issue is, 2) what should be done about the issue, and 3) what will likely occur if you do nothing about the issue. We also take "before photos" of the exterior of the home and all the rooms in the home for your future reference.
  • CRITICAL AS WELL AS GENERAL MAINTENANCE ISSUES: The report will include the important issues as well as many general maintenance items. Therefore you can use this report in the future to help you prioritize general maintenance tems.
  • CONFIDENTIAL REPORT DELIVERED VIA THE INTERNET: The inspection report is posted on a confidential web site, usually the same day of the inspection. You will be able to view the report on-line, or print the report 24 hours a day, seven days a week from anywhere in the world.
  • QUESTIONS AFTER THE INSPECTION: After you receive the report you can contact us at any time and we will be happy to answer any questions you may have. If you would like to review the report together, we will be happy to do that, and even revisit the property if you would like to.
